Nine school voucher programs in seven states specifically provide choice for families with disabled children (see sidebar). In Florida, for example, more than 22,000 students with disabilities receive McKay Scholarships to attend private schools at a per-student cost to the government that averaged $7,220 in 2010?11. But what about the private schools that participate in voucher programs open to all low-income families, such as those in Milwaukee, Cleveland, New Orleans, and Washington, D.C.? Do these schools exclude most students who in a public school setting would be identified as in need of special education?
Critics of voucher programs often argue that private schools do exclude most disabled students, and the matter occasionally has been the subject of litigation. Yet accurate information on students with disabilities served by private schools is notable for its absence.
The main reason for the lack of accurate information is that private schools do not operate under the provisions of the federal law that furnishes aid to the states?for students identified as needing special education. Public schools expend considerable resources identifying children eligible for special services, both because they are under an obligation to provide those services and because they receive additional funds from federal and state governments if a child is identified as having a disability that affects their learning. Those obligations, rights, and funding support do not apply if parents choose to place their children in private schools with the help of a voucher. By and large, private schools have not developed the capacity to identify children with disabilities, and many of them are reluctant to do so, as they believe it leads to stigmatization of the children.
In other words, a child who may be classified as in need of special education in a public school may not be classified as such if his or her family chooses a private school, using a voucher to defray the cost. As a result, any official statistics on the prevalence of students with disabilities in public and private schools can be highly misleading.
We have not been able to surmount all of the obstacles to identifying the percentage of students in private schools who would have been identified as in need of special education in public schools, but we believe we have fairly accurate information on this?question for the country?s largest and longest-running school-voucher program. The Milwaukee Parental Choice Program (MPCP), first established in 1990 and steadily expanded to include more private schools and more students in subsequent years, now serves more than 23,000 students who attend 107 different private schools. The annual voucher a school receives for each MPCP student is approximately $6,000. MPCP thus provides an excellent context for detecting the admission policies of private schools when a modest-value voucher program for low-income students is operating at scale.
In 2006, the State of Wisconsin authorized our research team to conduct a five-year evaluation of MPCP. Through the course of that study, we collected a wealth of data about the students in the voucher program and in the Milwaukee Public Schools (MPS) that permit us to estimate what proportion of the voucher student population would qualify for special education if the students were enrolled in public schools instead.
Drawing on different sources of data and various analytic methods, we estimate that anywhere between 7.5 and 14.6 percent of voucher students have disabilities that would land?reported by the Wisconsin State Department of Public Instruction (DPI), a figure that gave rise to a lawsuit alleging discrimination by the MPCP program.
Following is a discussion of the procedures we followed to obtain our estimates and an explanation for the disparity between our estimates and the ones DPI has provided.
Structure of Special Education
As mentioned previously, receiving a special education designation brings with it certain legal rights for services or accommodations in the public educational sphere, as provided by the federal law known as the Individuals with Disabilities Education Act (IDEA). Once so designated, public school students are entitled to receive a free and appropriate public education (FAPE), to include special education services in the least restrictive environment possible and according to an individualized education program (IEP). A student?s IEP is drawn up by a committee that includes the student?s parents or guardians, local public-school officials, and relevant medical or psychological diagnosticians and care providers. The resulting special services and accommodations are funded through a combination of federal, state, and local monies based on formulas established in law. In Wisconsin, the federal government pays about 11 percent of the extra cost of educating each special-education student, with the state paying 26 percent and the local public-school district covering the remaining 63 percent.
The legal and funding structure surrounding students with disabilities in the private sector differs greatly from the situation in the public sector. Unless a public school district itself places a special education student in a private school, the IEP and additional funding associated with a student with a disability in the public sector does not transfer with the student if the child enrolls in a private school. The point is made in an August 2011 DPI memo on the subject:
Students with disabilities attending voucher schools as part of the MPCP are considered parentally placed private school students and as such, DPI treats them in the same fashion as students attending private non-voucher schools. Under [state law] parentally placed private school students are?not entitled to a Free and Appropriate Public Education.
If a parent enrolls a student with special needs in a private school, that student must surrender her legal rights to special educational services. Private schools are not required by federal law to enroll students with special needs, and they are not entitled to any additional resources from the state if they do so. Private schools can either accommodate the student themselves, using whatever resources they have, or negotiate with public school officials regarding the provision of special services to the student by the public school system with additional public funds (a process called ?equitable services?).
Maintaining a count of those thought to be in need of special services also varies by sector. In the public sector, careful record keeping is stressed because disability status has major implications for the kinds of instructional and other services?students will receive. In the private sector, special education tends to be handled much less formally, inasmuch as schools are ordinarily not required to follow formal procedures in diagnosing or serving students with special educational needs.
Given the contrasts between how special education is governed and managed in the public and private education sectors, we hypothesize the following:
1. The same student will have a higher likelihood of being identified as in need of special education if in a public school than if in a private school.
2. Given the funding available for extra services for disabled children attending public schools, a higher proportion of students with disabilities than those without disabilities will choose to remain in the public sector rather than use a voucher.
3. Any data that rely on official reports of disability will under-count the percentage of students in private schools who would have been identified as in need of special education had they attended public schools.
To test these hypotheses, we used two alternative methods to estimate the actual percentage of students in private?schools who would have been identified as in need of special education in public school had they selected that sector.
Method I: Same Student, Different Sector
The better of our two methods relies on information from those students who attended schools in both the public and the private sectors during the course of our study. During the five years of our evaluation, 20.1 percent or 1,475 of the 7,338 students in our MPCP and MPS study panels switched from one school sector to the other, in some cases multiple times.
We received enrollment files from MPS each year that included information on the special education status of each MPS student. We also collected enrollment lists from every private school in MPCP and asked school officials to indicate if students had disabilities that qualified them for special education. For students who switched school sectors during the study period, we can determine whether those who were?identified as needing special education in the public sector were similarly identified when they attended private schools, and vice versa. In other words, we can use each student in our study as his or her own control group to learn whether disability designations vary by sector.
Our analysis indicates that Milwaukee students who switched between the public and private school sectors were much more likely to be identified as in need of special education when they were in the public sector. On average, controlling for factors such as year and student grade, those who attended schools in both sectors were classified as in need of special education at the rate of 9.1 percent when attending private schools but at a rate of 14.6 percent when attending Milwaukee?s public schools. If we assume that a student?s need for special education did not change at the time the student switched sectors, this suggests that 5.5 percent of students attending private schools were not identified as in need of special education but would have been had they been attending public school. In other words, the identification rate in the public schools appears to be 60 percent higher (the 5.5 percent?increment divided by 9.1 percent) than in the private schools. The identification rate was higher when students were in MPS both because many students who switched from MPCP to MPS received special education designations in MPS and because many students with special education designations in MPS shed them when they enrolled in MPCP schools.
The 14.6 percent MPCP disability rate is based only on students who switched sectors (35 percent of MPCP students). Those students appear to have higher rates of disability than those who did not switch. Based on principal surveys, for the 65 percent of MPCP students who did not switch, the disability rate was 3.75 percent. To get an overall rate for MPCP students, we compute a weighted average for the two groups of 7.5 percent. We suspect that this rate is conservative, since several voucher school principals told us they resist labeling students in such a way. Combining this conservative estimate with the estimate from our analysis of only students who switched sectors yields a range of 7.5 to 14.6 percent, which we think captures the likely student disability rate in MPCP.

Method II: Parental Estimates of Disability Rates
Our second estimate of the student disability rate in MPCP comes from interviews with parents. In 2007 we interviewed a random sample of parents of MPCP students in grades 3?8, all the parents of MPCP 9th graders, and a sample of parents of MPS students who were matched to the sample of MPCP students based on their grade in school, neighborhood of residence, ethnicity, test-score performance, and other characteristics. We expanded this sample with additional parents of 3rd-grade students similarly chosen in 2007 and 2008. Altogether, we interviewed a majority of the parents of 3,669 students in MPCP and 3,669 students in MPS.
The survey included the following questions:
? Does [child?s name] have any physical disabilities?
? Does [child?s name] have any learning disabilities?
If a parent answered yes to the learning disabilities question, we further asked,
? How well do the facilities at [child?s name] school attend to his/her particular needs?
According to parental responses to the first two of these questions, 2.5 percent of students in MPCP have a physical disability and 9.8 percent have a learning disability (see Figure 1). The corresponding rates reported by parents of MPS students were 4.1 percent and 18.5 percent for physical and learning disabilities, respectively. Combining the categories and eliminating overlapping cases, it is estimated that the disability rate?in the MPCP sector is 11.4 percent, as compared to 20.4 percent for the MPS sector.
There is every reason to believe that these parental responses are consistent and fairly accurate indicators of what the parents are told by school officials and what they themselves know about their children. The official MPS rate for this time period is between 18 and 19 percent, just slightly less than the 20.4 percent reported by our MPS parents. The 11.4 percent disability rate for MPCP students based on our survey is midway between the 7.5 percent rate for all students in MPCP based on school staff designations and the 14.6 percent rate based on observing some of the students in both school sectors.
It is interesting that within a scaled-up, long-standing voucher program, parental satisfaction with services for students with disabilities achieves a balance across sectors. Similar levels of satisfaction with special education services are reported, regardless of whether the student was in MPCP or MPS (see Figure 2). Presumably, the choice of sectors and schools allowed parents to obtain an educational setting they view as appropriate for their child.
Discussion
Our estimates of the prevalence of MPCP students who have a disability range from 7.5 to 14.6 percent. The 14.6 percent estimate is based on the identification by public schools of the need for special services for those students who attended school in both sectors, while parental reports peg the rate at 11 percent, and the combination of MPCP and MPS school personnel suggest it is 7.5 percent.
All of these estimates are higher than the one provided, on March 29, 2011, by DPI, which said that ?the private schools [participating in MPCP] reported about 1.6 percent of choice students have a disability.? That statement provoked a lawsuit by disability rights groups against DPI, which administers MPCP, based on the charge that the program discriminates in admissions against students with disabilities.
The estimate provided by DPI was based on the percentage of MPCP students who were given test accommodations on the 2010 state accountability exams. Only a fraction of students with disabilities receive accommodations on exams, and accommodations are only permitted if an?IEP committee of school personnel requests them. Since few students with disabilities in private schools have IEP committees, the student-testing accommodation rate for MPCP may bear little relationship to the actual student-disability rate in the program. In fact, using administrative data we collected from the MPCP schools, we were able to determine that only one-quarter of the MPCP students judged by their school to have a disability were actually given any accommodation for last year?s test.
Using multiple measures of student disability, each of which is more valid and reliable than testing accommodation statistics, the estimates we produced indicate a 7.5 to 14.6 percent participation rate for students with disabilities in the voucher schools in comparison to the 17 to 19 percent participation rate reported for students with disabilities by the public schools. The difference could be due to discrimination against disabled students, as has been alleged, but the evidence is not sufficient to draw any such conclusions. Where disabilities are severe, private schools may not have?the necessary facilities, and even in less severe instances, parents may prefer the legal entitlements and the greater range of funded services in the public sector.
What we do know, with considerable certainty, is that while the percentage of students in the voucher schools with disabilities is substantially lower than the disability rate in the public schools, it is at least four times higher than public officials have claimed. These statistical findings reinforce our views that the sectors cannot be easily compared to one another on this particular metric, because they operate under different legal obligations, financial incentives, and cultural norms. Special education is special in very different ways in public schools and in voucher programs.

The Japanese marquee?s Prius is at the forefront of this move?ment as its namesake (Latin for ?to go before?) heralds the new wave in ?green? automobile design, having been introduced in its native country in 1997, long before this concept became a mainstream social issue.
Currently in its third genera?tion, the mid-size hybrid electric hatchback vehicle boasts an impressive fuel efficiency of 38 kilometres per litre while emitting 89 grammes of carbon dioxide per kilometre.
The test drive model had a 1.8-litre four-cylinder petrol combustion engine and a 60 kilo?watt electric motor powered by a nickel-metal hydride battery with a total of 168 cells.
Alongside a continuously vari?able transmission (CVT), linking all these components was a comprehensive powertrain integration system known as Hybrid Synergy Drive.
The vehicle looked quite aerodynamic and futuristic as I approached it, and for good reasons: the low drag coefficient of 0.25 was an integral part of the fuel efficient design and this was the wave of the future. Box car makers, take note.
The Prius looked deceptively modest in size at first glance but upon stepping into it (keyless entry via an intelligent key), I could not help but smile at its spacious interior. This was go?ing to be a comfortable drive.
The interior was eye-pleasing as well with high grade fabric seats, leather bound steering wheel, multi-function LCD dis?play and asymmetrical centre console giving it a comfortably organic feel.
The centre console featured a CD/radio system powered by eight speakers, matching climate control system and a curiously modest shifter with minimal travel but clear markings of its directions and functions.
The control buttons on the steering wheel were ergonomi?cally situated to facilitate intuitive manipulation sound system volume, station tunings, hands-free phone via Bluetooth, temperature control and the all-important toggle button for various display parameters.
The boot space, at 445 litres, gave ample room for storage; extra room which was facilitated by collapsing the rear seats, ef?fectively doubling the volume.
Upon pushing the start but?ton, I could not even tell that the powerhouse was alive as it was almost dead silent in the cabin. Stepping out to touch the bonnet, I was astounded by the nearly unperceivable vibrations of the vehicle.
Moving along, the vehicle seemed to glide on air as I drove down the city roads. The CVT performed smoothly as I did not feel any gear changes, if there were any.
The multi-function display illustrated the various param?eters that were in play as I selected the various modes of operation: power, eco, EV and normal where the previous three mode buttons disabled.
In EV mode, the Prius was powered solely by the electric motor, making it an electric ve?hicle; of course, this mode was limited by speed and distance travelled.
In eco mode, the car became more energy efficient with fuel savings and a slight dip in per?formance. In contrast, the power mode gave impressive perform?ance as the car accelerated with ease and efficiency.
In terms of overall powertrain integration, the combustion engine and the electric motor worked seamlessly to pump sufficient power and torque to the vehicle.
While the acceleration was not immediately punchy, the car performed as a green automobile could. After all, expecting loads of sports car performance would defeat the purpose of choosing an energy saving machine.
In terms of safety measures, the seven SRS bags along with the active seat headrests and high integrity cabin were well implemented to create a high level of protection to the oc?cupants.
Overall, I felt that the Prius was a step up from the previous generation of hybrid vehicles and rival contemporaries in the local market. The concept of the green car was definitely advancing, perhaps into its adolescence as new technologies were developed.
The march towards an en?vironmentally friendly auto?motive world is definitely in motion and the Prius reflects a milestone achievement in this movement.

Typically, by the time a business project actually is actually begun, the details around the activity have been planned for quite some time. These include the project scope, budget, financial support, resource acquisition, labour and contracted services, and any regulatory or permitting necessary. As a result, a business project will already have considerable limitations and parameters applied to get everything in place for implementation. It becomes the project manager?s job to then bring the project to fruition while meeting the same parameters or staying within their limits.
Ask any experienced project manager and the first thing he will tell you is to plan for things to go wrong. Fluctuations, errors, bad planning judgment and incorrect assumptions about what is needed all come to play when the implementation process occurs. If the planning and budgeting phases did not account for contingencies or additional, unplanned needs, a project manager will then have to find other efficiencies in the project to make up the difference. This is where a good, seasoned manager becomes apparent because he will see the problem, adjust for it, and keep the project moving to completion.

Finally, the project manager should anticipate that some subcontractors will fall through. In such cases, an immediate plan B option should be ready to go so that project is not significantly delayed.
Finally, experienced project managers never assume the final plan is final before implementation. Too often, business management changes its mind, causing related project specification changes. Project managers need to be flexible enough to anticipate these potential curves and find a way to incorporate them into the final project. Doing so will win the favour of the business management and could result in a higher pay-out for the project manager upon completion.

GOP candidate Rick Santorum's recent comments on President Obama's "theology" continue to generate conversation, and the Rev. Franklin Graham joins Morning Joe to discuss whether the president is a Christian, Christianity in the Middle East, government overreach with religious institutions, and why he thinks Santorum is a Christian.

Rev. Franklin Graham, the son of evangelist Billy Graham and a prominent evangelical leader in his own right, waded into contentious waters Tuesday when asked for his views on the religious beliefs of President Obama and the GOP hopefuls.
Graham,?the CEO and president of the Billy Graham Evangelistic Association,?told a Morning Joe panel he couldn't say for certain that Obama is a Christian.
?You have to ask him. I cannot answer that question for anybody. All I know is I?m a sinner, and that God has forgiven me of my sins," Graham said. "You have to ask every person. He has said he?s a Christian, so I just have to assume that he is.?
But Graham also said he couldn't "categorically" say Obama wasn't a Muslim, in part, because Islam has gotten a "free pass" under Obama. Graham also said?the Muslim world?sees Obama as a "son of Islam," because the president's father and grandfather were Muslim.
According to Edina Lekovic, director of policy at the Muslim Public Affairs Council, being born in a Muslim family doesn't make one a Muslim. A person has to make an active choice to become a Muslim, Lekovic said.?
Obama has said again and again that he is a Christian, both as a presidential candidate and as president.
?I?m a Christian by choice,? Obama?told a?group of New Mexico voters?last September, answering a question from a member of the audience. He said he has embraced his faith even though growing up, ?my family didn?t, frankly. They weren?t folks who went to church every week.?
In Chicago, Obama was a member of Trinity United Church of Christ for years, but he quit in May 2008 after videos of the Rev. Jeremiah Wright?s racially-divisive sermons surfaced on the Web.
?Our relations with Trinity have been strained by the divisive statements of Reverend Wright, which sharply conflict with our own views,? Obama and his wife Michelle?wrote at the time.?
The debate over the president's faith was brought up again on the campaign trail this Saturday, when Rick?Santorum told a Tea Party crowd?in Columbus, Ohio,?that Obama's agenda is "not about you. It's not about you. It's not about your quality of life. It's not about your job. It's about some phony ideal, some phony theology. Oh, not a theology based on the Bible, a different theology, but no less a theology."

When pressed by reporters after Saturday's comments, the former Pennsylvania senator said he did not imply the president is not a Christian, but said the president was trumping religious freedoms.?
Graham told the Morning Joe panel that he and Santorum share the same moral beliefs, and that he's confident Santorum is a fellow Christian.
"His values are so clear on moral issues, no question about it," he told the Morning Joe panel.?
Graham spoke with a little less confidence about Gingrich's faith, and cast doubt on whether Romney's Mormonism is compatible with Christianity.
"I think Newt is a Christian, at least he told me he is," Graham said. He added that Romney's Mormon faith is not recognized as part of the Christian faith by most Christians, but he wouldn't give his own view.
Romney has stood by his faith, saying Mormonism's values are "as American as motherhood and apple pie."
"I believe in my Mormon faith," Romney said in a 2007 speech, "and I endeavor to live by it. My faith is the faith of my fathers. I'll be true to them and to my beliefs."

A new report on gender inequity in the restaurant industry called?Tipped Over the Edge was recently released. The?executive summary and the?full report are available at those links, in PDF form.
This is a 40 page report, and I?ve just skimmed the surface of it. All of this is very familiar territory to me?I worked in the restaurant industry for 20 years.
There are over 10 million restaurant workers in the United States. Approximately 52% of them are women. 66% of tipped workers are women. Tipped workers can be payed a sub minimum wage, which creates legalized gender inequity. From the report:
The restaurant industry is one of the only sectors in which predominately male positions have a different minimum wage than predominately female positions: non-tipped work- ers (52 percent male) have a federal minimum wage of $7.25, while tipped workers (66 percent female) have a federal subminimum wage of $2.13.
The federal rate is $2.13, though some states have a higher rate. Alaska, Montana, Minnesota, and California have eliminated the sub minimum wage. The federal sub minimum wage of $2.13 has been the same since 1991.
Female restaurant workers are paid less than their male counterparts for two primary reasons. First, they are concentrated in lower-paying segments such as quick-serve and family style, and second, they are not able to access the highest-paying positions in the industry. Women fill only 19 percent of chef positions, one of the highest paying restaurant positions with a median wage of $19.23. And at the lowest end of the pay scale, women are highly concentrated in four of the ten lowest paid occupations of any industry: host, counter attendant, combined food prep and serving worker, and server.
(Maryland Rep. Donna Edwards has filed?the Wages Act, which would increase the federal minimum wage for tipped employees. The subminimum wage has been frozen at $2.13 for 21 years. An increase would provide a little more financial security for tipped employees in a bad economy.)
Then there?s health care, or lack thereof:
These wage inequities are exacerbated by lack of benefits that prevent restaurant workers from properly caring for their health and their families.Of the more than 4,300 restaurant workers ROC surveyed across the country, 90 percent lack paid sick days and 90 percent do not receive health insurance through their employers.?One third of all female restaurant workers (33.4 percent) lack any kind of health care, whether provided by their employer or otherwise. More than a quarter (26.8 percent) of all female restaurant workers are mothers,and more than one in ten are single mothers,25 so the lack of paid sick leave and workplace flexibility creates an additional burden for women in the industry.
Sick people who can?t afford to take a day off go to work, where they prepare and serve food.
The low pay isn?t the only problem:
A recent MSNBC review of Equal Employment Opportunity Commission (EEOC) data revealed that from January to November 2011, almost 37 percent of all EEOC charges by women regarding sexual harassment came from the restaurant industry, even though less than 7 percent of employed women work in the restaurant industry.
The EEOC has identified the restaurant industry as the largest source of sexual harassment claims.
What I?ve seen in the report confirms what I learned from my own experiences in restaurants. I started out as a server, but quickly learned where the real money was, and learned to bartend and cook.
The flexible schedule worked fairly well for me as a single mother, but restaurant scheduling is often subject to last minute change, which can be` a real problem for women who have child care or elder care responsibilities. Many restaurants consistently overstaff the dining room, in case it gets busy. It?s not unusual to get sent home halfway through a shift, having made very little money. That subminimum wage paycheck doesn?t pay the bills.
Sexual harassment is certainly plentiful, as is discrimination. I worked in one kitchen where postcards of bare chested women adorned the walls. The chef had giant posters of scantily clad, silicone enhanced women in his office. To call it a hostile work environment doesn?t really do the situation justice. He didn?t want women working in his kitchen, and I didn?t stay long.
To be fair, I?ve also worked in a few great restaurants where the staff were treated like family, and even a few that offered health care benefits, which is a rarity.
As a server, getting sent home on a slow night, with little or no tip money was both painful and frightening. The industry is able to pay substandard wages because servers are tipped. Relying on the whims of the public for a paycheck can also be painful and frightening. One can provide excellent service and still receive no tip. The type of restaurant one works in is also a big factor. The tips are better in fine dining ? but that isn?t an option for everyone.
The restaurant industry isn?t just ?able? to pay substandard wages. They RELY on paying substandard wages, and they lobby fiercely for their right to do so. Right now in Florida, the legislature is considering a bill that would cut the subminimum wage for tipped employees in half. From?Raw Story:
A Florida Senate committee has followed the advice of a restaurant association and passed a bill that would cut the minimum wage for tipped workers by more than half.
The bill, SB 2106, would slash the current Florida tipped minimum wage of of $4.65 an hour to the federal standard of of $2.13 an hour.
And:
?We are being brave and bold and being statesmen and not politicians,? Republican state Sen. Nancy Detert, the committee?s chair, asserted, adding that the bill had been requested by the Florida Restaurant and Lodging Association.
Associated Industries of Florida and the Florida Chamber of Commerce have also expressed support for the bill.
I wasn?t aware that cutting the subminimum wage qualified one as a ?statesman.?
One of those restaurant employees, Charles Spencer, is working at Raglan Road Irish Pub and Restaurant in Orlando to pay for his education. He told the Sentinel that the $11 or $12 an hour he currently makes barely pays the bills.
?It?s a lot of canned vegetables and grilled chicken and ramen noodles,? Spencer explained. ?I was rather appalled by the fact they?re going to try to cut a wage standard in this economy.?
The Florida AFL-CIO?s Rich Templin said that the bill would effectively mean a more than $2.50 an hour pay cut for a waitress currently making $14 an hour.
This is shocking ? in a bad economy, they would cut an already substandard subminimum wage? How very Dickensian.
To bring it back to the original topic; that cut in the subminimum wage in Florida would disproportionately hurt women, who make up the majority of tipped employees. At a time where people are dining out less, and tips aren?t as big as they once were, it?s a remarkable show of greed on the part of the restaurant industry, to try to cut an already criminally low wage.

Being a huge Twilight fan has nothing to do with me posting this video clip. I am totally in love with the lyrics of this song! As soon as I heard them for the first time memories of my long distance relationship with ?S? came rushing back to me.
Long distance relationships are hard, they demand a higher level of commitment (in a way), not to mention Trust.?Putting the fact that we were so different culturally aside, being in a long distance relationship sucked no matter what. We were apart from each other months at a time and could meet for a day or two once every 2-4 months? It was pure hell but we had it easier than others out there.
Communication was again the key to keeping us both sane. We were committed to keep in constant contact throughout the day, he would give me a good morning call ? a 5min call that I treasured more than anything. We would then text during the day, chat online after work and he would call me at night until we fell asleep. This is how it was for us until we would meet face to face.
If for some reason this means of contact was broken, say for example we had to go out with friends, it would change things? we felt the distance between us more than before. We would miss each other terribly, I had never missed anyone that much in my entire life. There were times when we would disagree and the pain and fear this would bring each time was almost unbearable. It wouldn?t be such a big drama if we were closer but the fact that we were apart and couldn?t speak face to face or give each other a hug made it all the more difficult.
Most of our disagreements back then were due to the fact that we couldn?t agree on which one of us should make the move to live closer to the other and the great matter of me being so important to him and yet being a deep dark secret that he guarded with his life from his family.
I remember writing him a poem describing my loneliness and it had a profound effect on him. We were both feeling the same way. We both had the same fears? would he get sick of me and waiting and leave me and vice versa?
When I heard the song above and the words ?One Step Closer??are being sung, I think this is exactly how it felt every day. As each day passed, I was one step closer to seeing him and one step close to being with him permanently.
I?ll never forget the first time he came to see me?
I was in the car with a friend of mine, we were driving to the airport which was an hour away from where I lived. I found it so surreal that here I was in a car headed toward the airport and he was already in the air on a plane down to see me???One Step Closer?
We reached the airport, it was practically deserted or so it felt like. We couldn?t see anyone around! Definitely not what you would expect from an airport but I did live in the middle of nowhere 
. We made our way to the big windows and waited? it felt like the longest wait of my life and with each minute that passed, I felt the butterflies in my tummy getting stronger and started to shake with nervousness and anticipation? Looking up to the sky, I noticed a bright light in open air? I wondered if that was the light from the plane? after a few mins the light got bigger and a few minutes after that, took on the form of a plane? his plane.
I watched what felt like in slow motion the plane come closer and land? by this stage I was jumping with excitement! The plane stops almost in front of where we were and I see the passengers step out of the plane, we start to make our way to the front of the entrance to meet him? again, I felt as though I was waiting for ever? watching everyone else came out but him? and then? I saw him! He looked up at me and smiled and looked down again as he continued to make his way to us. Gosh I missed him! He looked so handsome and I couldn?t believe that he had gotten on a plane and flew over to the country just to see ME 
We gave each other a hug? no kisses in public!
After that we travelled backwards and forwards to see each other but as always, the first times we never forget! I felt like the luckiest woman on earth? after enduring so much heartache to have this person who was willing to do whatever it took to stay with me was just? amazing. We treasured our meet ups because we didn?t have them often. Time went by so quickly when we were together.
Long distance relationships don?t always work out but they are worth every tear, every stress, every disagreement, every bit of effort. I?m not sure why I posted this but I couldn?t stop thinking about it and just had to share this special moment in our lives with you.

The General Theological Seminary has sold nearly $100 million in Chelsea property to a residential developer in the past year, and some say the deals aren?t over yet.
City records show the Brodsky Organization last week closed on a $18.5 deal to purchase the property at 445 West 20thStreet from the seminary, its third major purchase from the church.
It also secured development rights and an easement agreement on the the Desmond Tutu Conference Center, the Seminary?s 60-room convention center on 10th Avenue.
In April, the developer bought three brick townhouses that served as faculty housing for a total of $30 million, and in July it purchased former Seminary dormitories at 422 West 20th street for $48 million.
The dorms are being renovated into 1, 2, and 3-bedroom condos expected to be completed this summer. Residences range in size from 600 square feet to 1,640 s/f and are priced from approximately $640,000 to $2,050,000.
Brodsky has secured a total of 441,600 s/f in floor area development rights from the seminary to date, according to public records.
The seminary is reportedl also selling a parcel of land on Ninth Avenue to Brodsky which currently holds a 99-year lease on the land where it build the luxury condominium Chelsea Enclave in partnership with the Seminary in 2009.
According to reports at that time, that project was intended to generate $15 million that the Seminary needs to restore and maintain its 19th century buildings, which are badly deteriorated because maintenance has long been deferred.
The Seminary?s agreement with the Brodsky Organization guaranteed that G.T.S. would receive the $15 million in return for Brodsky?s control of the residential and commercial income from the project.
The Wall Street Journal reported last February that the Seminary hoped the real estate deals would allow it to eliminate $41 million of debt and to rejuvenate its depleted endowment fund.

Both present great investment opportunities with the caveat of potential short falls to include the transaction falling through, unrealized flaws in the home, and a continuing downward trend in the Seattle housing market.? Regardless of the risks, many are heavily investing in Seattle real estate and they?re starting with REO homes in Seattle.? Since January of 2011, the number of REO homes for sale in Seattle has decreased 50% to a total of 114 homes.? Meanwhile, the number of short sales in Seattle has decreased in similar absolute terms by 96 homes.? However, these 96 short sales only made up 25% of the original inventory.? As someone investing in Seattle real estate, you are at a decision point to show patience with the market or jump in on Seattle foreclosures.? This higher absorption rate is indicative of a buyer?s market and shows the influx of new Seattle foreclosures.? This should be expected considering the volume of foreclosures being purchased.? Banks are given more flexibility to release Seattle foreclosures they would have otherwise held in order to prevent saturating the housing market.? As an investor in Seattle, this provides a mixed sign.? First, it?s nice to have new foreclosures continually hitting the market as you?re given the ability to pick and choose through several great investments.? The bad news is that banks do not feel as pressured to agree to a lower offer.
The cumulative days on market provides an idea of the current pressure a seller is under and show be reflective in the sales to list price ratio.? As an analyst of the Seattle housing market, the numbers below are a positive sign that foreclosures in Seattle are being quickly purchase upon hitting the market.? However, from the standpoint of investing in Seattle real estate, these numbers are not ideal.? The low CDOM for most foreclosures will dictate the behavior of the banks and make them less willing to work around price.? This is reinforced by the average ratio of sales price to list price which usually sits above 90%.? Hence, it will be difficult for someone investing in Seattle real estate to swoop in and steal a home off the bank?s hands for less than 30% ? the dream of all Seattle real estate investors.
Short sales in Seattle have had a similar fate as Seattle foreclosures.? The major difference is price point and the number of short sales in the Seattle housing market.? Short sales have flooded the market and provided an opportunity for some Seattle real estate investors to capture a quick steal.? However, there appeared to be some resistance at the 231 mark with the number of short sales in Seattle jumping back up to 244.? This resistance occurred in tandem with a drop in absorption rate from 13.4% to 9%.? Thus, there is potential for Seattle short sales to provide push-back to investors and fight declining prices.
The number of Seattle short sales has declined through 2011.? Starting at 356, the number of short sales dropped to 247, a total decrease of 30.6%.? In conjunction to this decrease, the percentage of short sales sold in Seattle increased 22.6% from 31 home to 38 homes.? This evident shift in interest from Seattle foreclosures to short sales is mirrored in the pool of Seattle investors, as investing in Seattle short sales provides greater flexibility and leverage.? The influx of short sales into the Seattle housing market isn?t as great as foreclosures.? Many of these short sales are sitting on the NWMLS with no potential buyers.? This allows investors in Seattle real estate to drastically underbid the price and test the seller?s willingness to stand firm on price.
The price per square foot of Seattle short sales dropped over the year from $172 to $194, a decline of 11.4%.? This is small compared to the 25.6% decline we saw with Seattle foreclosures over the same time period.? Moreover, the price per square foot from January of 2011 to January of 2012 actually increased by 1.8%.? As a result, we can assess that sellers are not coming down on price.? This is important to know for investing in Seattle real estate as you have expectation management on the threshold of leeway sellers will typically provide.? However, these statistics are simply a base line for the Seattle housing market as a whole.? You?ll need to work with your real estate agent in Seattle to capture the picture from each specific neighborhood.
The cumulative days on market for Seattle short sales is much higher than foreclosures.? Several months in 2011 saw short sales with over 130 CDOM whereas foreclosures had many months below 100 days.? Additionally, the sales versus list price ratio with Seattle short sales is much lower than foreclosures.? Short sales in Seattle averaged ratios around the mid to low 80 percentile whereas foreclosures rarely broke below 90%.? As a result, short sales appear to have a great potential for someone investing in Seattle real estate to underbid the seller and gain a home at 20% below market value.
Short sales will prove to be better for those investing in Seattle real estate during the third and fourth quarters of 2012.? Short sales will continue to hit the market at a rapid pace while the best foreclosures will get plucked away relatively soon.? However, in the interim, Seattle foreclosures continue to be the best investment for Seattle real estate investors.
